Fsbo in eden roc

Aloha,
I am confused by the variety of prices on lots. The one advertised here is in escrow at $5,000. The ones with realtors are all over the map. Anyone know of a fsbo that is reasonable?

This is my speculation -- I think the price of a lot right now depends on how desperate the person is to sell.

The owner that sold for $5,000 was out of state and inherited the property, if I'm not mistaken.
